TO PHASE 2
Initial Meeting
Our initial meeting will be to discuss the vision for your home, as well as your desired location and budget. Some things you may want to consider bringing to the initial meeting areā¦
– A list of your must have items
– A list of your needs
– A list of your wants and desires
– Inspiration photos to help us envision your dream
After our initial meeting and once we have determined we are a good fit for each other, we will enter into our Design/Build Agreement and discuss Estimated Project Costs. It will help to know your budget at this stage, as we enter the design process, to ensure we keep within that budget.
Site Visit
Upon signing the Design/Build Agreement, we will schedule a site visit to your lot/acreage to look at the location, orientation, topography and needed improvements. We will provide suggestions based on the factors observed during the site visit. This is also the point, if you are financing, you would engage a mortgage professional to confirm your total allowed budget and determine the loan program that best suits your needs.
Design Concept and Plans
Based on the information gathered from the Initial Meeting and Lot/Acreage Visit, we will work closely with our residential designer to incorporate your dreams and inspiration into your new home. Your home design will move from a concept to a Preliminary Plan set consisting of a floor plan and front elevation. From Preliminary Plans, we will move to Design Review Documents and ultimately into Construction Documents.
Proposal & Construction Contract
Once the Preliminary plan set is approved, and with the specifications we developed from our meetings, we will provide you with an initial estimated cost. Our goal is to ensure that we help you adhere to your budget while taking all design aspects into consideration. Knowing where the pricing is before finalizing your plans is part of our commitment to providing you with everything needed to make informed decisions. With the initial cost estimate in hand, we will work as a team to finalize the details and adjust the plans accordingly. Once the plans are complete, we will provide you with a final proposal and contract.
Closing- (If applicable)
We will work closely with your lender to coordinate the timely ordering of an appraisal, receipt of necessary documents, and ultimately closing of your loan.
TO PHASE 2
Selections
You and/or your Interior Designer will work with our Design Coordinator to make selections of types, colors and finishes for your new home. These selections will include:
– Paint and Stain colors
– Cabinetry and Countertops
– Flooring and Tile
– Plumbing and Lighting Fixtures
– Doors, Windows, and associated Hardware
– Appliances
– Etc.
We have a selections library we make available to you if you are making your own decisions. This part of the process is extremely flexible to best suit your needs. If you wish to complete all these selections before closing of the interim loan, you may do so. If you wish to select all these items after the loan closes and before construction begins, you may do so. We will furnish you a timeline for decisions to be made in order to stay on schedule. Making selections prior to closing will speed up your groundbreaking date. Again, we are here to assist you and dedicated to providing a seamless and enjoyable experience.
Pre-Construction Meeting
At this meeting we will review every aspect of the project to ensure that everyone is on the same page. This is also the time to address those minor changes that may have come up. We understand that there may be additional changes that arise during construction, but the key here is to review everything on hand.
Construction
This is the most exciting part of the whole process! During construction we will meet at your jobsite at several pre-determined milestones. You will have up to date information at your fingertips with the use of our internet-based Project Management software. This will allow you to completely track progress of construction based on milestones schedule updated weekly, stay in regular communication with the construction team, track change orders, and view all construction documentation in one easy to access place.
During construction you will have the peace of mind knowing that we also hire licensed third-party inspectors and engineers to inspect your new custom home at several stages throughout construction. These inspections are thorough and go well beyond the basic inspections provided by others.

PHASE 3: WARRANTY
At Timber & Stone Builders we are committed to you before, during and after your new home is completed. That’s why we have a dedicated Warranty Portal where you can submit warranty items 24/7. Your 1-year, 2-year, and 10-year combined warranty includes coverage for one year on workmanship and materials, coverage for two years on the mechanical systems (electrical, plumbing, HVAC), and coverage for 10 years on structural defects.
